Is there any obligation if I request a “cash offer” to sell my land from Land Cheetah ?
No- there is never any obligation or hassle. In most cases, we will get back to you within 48 hours with a cash offer price. At that point, it is entirely up to you if you decide to sell or not. If you choose not to sell, we always respect your decision and will not contact you unless you request a follow-up. We never sell your name or contact information. It is used solely by us.
Is there a cost for your services?
No. Land Cheetah is a small real estate investment company that buys land. Should you decide to sell to us, we cover all fees and costs associated with transferring title, including paying any back taxes. Our cash offer represents the amount of money you will receive, in cash, after covering all associated costs.
What if I have unpaid property taxes?
No problem! We pay all closing costs and past-due property taxes. Overdue property tax bills are paid off after purchasing your property and you have your money. Our offer price is the exact amount you can expect to be paid. There never are any HIDDEN COSTS.
How did you come up with the offer price for me?
We look at other similar properties in your area that are for sale or have recently sold to help us determine what we call your property’s “full retail price.”
We then reduce this price by the cost associated with transferring title, marketing your property for resell, fees we incur while holding the property until it is resold, and of course, hopefully, a profit for our effort. When we are done factoring in these costs, our offer price will be under the property’s “full retail price” and closer to what some call its “wholesale value.”
Of course, there are other ways to sell your land, including using a real estate agent or doing an FSBO (for sale by owner). However, when you factor in the tangible costs of these methods (ex: real estate agent commission, taxes, marketing fees, closing cost, etc.) and intangible costs (your time and involvement with the selling process) many of our clients feel selling directly to Land Cheetah is quicker, more straightforward and a better alternative.
How is closing handled?
We “close” (transfer title and pay you) remotely with clients all over the country. More specifically, closings are done at a seller’s home or a nearby professional office building. We offer this service by hiring professionals (ex: notaries, attorneys, title insurance companies) in your area to assist in the closing process.
How quickly will I get paid?
Our goal is to make the closing process as quick and as simple for you as possible. You can expect to receive payment for your property in about TWO WEEKS; however, it is possible to close in as little as ONE WEEK!
What will you do with my property?
Most properties are resold to someone that dreams of owning land. However, some properties will be used personally or held long-term as an investment.
Assuming I accept your offer- what happens next?
Once we receive a signed copy of the “purchase agreement” (which we mail to you as part of our offer letter; the purchase agreement outlines the terms under which we will purchase your land), we’ll begin our due diligence process and preparing closing paperwork. Occasionally we discover things during the due diligence process we didn’t know about initially –in which case we will call you. However, assuming everything moves forward as planned, we will walk you through every step of the closing process so you know exactly what is needed every step of the way.
What if I do not have access to a current Deed for the property?
No problem- we will work with your county government to obtain the required information and paperwork necessary to create a deed to accurately record the sale. Of course, any paperwork you can share with us will help to expedite the closing process but is not necessary.
Why did I receive an unsolicited offer to purchase my property by mail?
If you received an unsolicited offer to buy your land, it’s because you own property in an area we are actively interested in purchasing properties. As part of our ongoing marketing efforts, we routinely send out these types of letters.
How is working with Land Cheetah different than working with a Real Estate Agent?
Land Cheetah is a real estate buyer. Real Estate agents charge a fee to find a buyer. Both methods of selling a property have their advantages. However, keep in mind that in many areas of the country, real estate agents are not very successful or interested in “listing” and selling vacant property. In general, real estate agents are paid commissions and are often more interested in selling higher priced properties and/or homes.
